The Planning Process


Conversion plans are a set of architectural drawings produced for the purpose of designing your loft conversion/extension, which have to comply with both local authority planning protocol and that it also has to meet all relevant building regulations.


We work closely with various architects, with great experience in construction and planning, who are up to date with all new planning laws who will design your project to be cost-effective, accurate, safe and practical.



▶︎ The Process


1. The site visit – no obligation visit to discuss your ideas and requirements

2. Quotation for drawing plans and costs for council fees

3. The site survey – this can be carried out at the site visit or at a time more convenient to yourself.

4. Preparation of planning drawings

5. Client viewing of plans – any changes can be discussed and made at this stage.

6. Submission of your planning application acting as your agent

7. Preparation of building regulation’s drawings

8. Submission of your building regulation’s acting as your agent. ​


▶︎ The Next Stage


When you are completely happy with the drawings, we will provide you with large format paper copies and/or electronic copies. You can use these to obtain quotes from builders. If required, we will submit the drawings to the Local Authority for Planning Permission and Building Regulations approval on your behalf, along with the necessary forms.


This means that you do not have to deal with any paperwork yourself. We will deal with any matters which may arise relating to Planning Permission and Building Control which means that you will not have to deal with any problems.



▶︎ Planning Permission


Local Authority Planning Departments assess certain building works dependant on size, aesthetics and location etc. Planning applications may be granted with possible conditions or rejected if the proposed plans do not comply with planning regulationsIt usually takes 6-8 weeks to get approval, this may be extended if there are certain changes to be made by the respective planning officer​


▶︎ Do I need planning permission?


Our architect will assess the feasibility of your project and advise you which planning procedure to use. Building Control approval? Unless you are building a conservatory, porch or detached building under 30m2 building control will be required.Your architect will provide this service either through local authority or approved inspectors.


▶︎ What are permitted development rights?


Permitted development covers various types of building works. In certain instances, planning permission is not always required, there are development rules and regulations to comply with but our architect will advise you during the initial design meeting.

▶︎ Will I need to do anything for the planning application?


No.


‘Our architect will submit and process the application electronically on your behalf. We will advise you when written permission has been granted and you may then instruct us to carry out the work.​
